Investing can be tricky?

Investing in property in Spain can be super tricky. You must be careful and not take any shortcuts that you’d avoid back in your home country.

We all have read the stories of the clients who paid a substantial deposit to a developer who later absconded with all the cash. 

We know that estate agents can be prone to telling some little white lies to get the deal across the line. How many buyers were told that the large plot across from their property that allows unrestricted sea views will always be a beautiful green park, only to see the trucks and machines moving in as soon as their community has all been sold. Turns out everyone in the development has been spun the same old yarn.

We encourage all our clients to take independent legal and financial advice before they get involved in any property deals in Spain. The reason is that we have nothing to hide, so you should be able to see why we are so confident.

The Buy and Rent combined with Buy and Sell market

In Spain, this market is huge. It is not without its downsides too. We ran a large property management company and we certainly saw all that can go wrong.

It happens on occasion that the roof leaks; the washing machines breaks; the gardens needs to be maintained; the properties needs to be painted. It all eats investors profit. 

Then we see the big one; you buy the property on the coast, hire a decent property management company (if you can find a decent one) and the tenant stops paying.

We have carried our evictions for our clients in the past and it is not easy. On more than one occasion in fact, we encouraged our client to pay his non-paying tenant a “bonus” to just leave. It is tough for the property owner to know that the tenant was taking full advantage of the property for months, and now the owner needs to pay him an additional month’s rent! 

What about short term rental? As we are right in the grip of a worldwide pandemic, we can’t really say how the short term / holiday rental market will perform in 2021 to 2022. But now in mid 2021 people rent and buy like crazy.

Why then would anyone buy an investment property in Spain?

Well, there are several reasons why so many people are investing right now in Spain. 

The obvious fact here is that it’s Spain, Europe’s most loved destination. In 2019, the last “normal” year we had, 500,000 Spanish people bought a property with 100,000 foreigners doing the same- Watch these trends really grow in the next 12 months. 

The Spanish real estate market in 2021, has a few noteworthy characteristics. 

  • People are buying bigger, with more outside spaces, more “air” as they get out of their stuffy city centre apartments. 
  • People are buying outside big cities- The coastal areas are HOT right now even in 2021. 
  • Foreigners are less active due to the EU travel restrictions. This is already turning with Scandinavians, Belgians and High Net Worth Britain’s snapping up bargains as we speak.

Buy to Rent or Buy to Sell?

We’ve been a little negative here, but Spain offers some of the best returns in Europe. In fact:

Madrid city has the highest rental yield in all of Europe

Barcelona is the fourth highest yield city in Europe according to Deloitte.

Malaga and Costa Del Sol are booming, many regions will double its habitants in 10 years. According to world biggest investment funds. 

So, is there an alternative to invest in Spain? (You want the yields without the hassle, right?)
